This could actually be pretty lucrative for a farmer if he leases the land to the club its earning him money without having to grow any crops or keep any livestock.
He could get written into the deal for instance his wife gets first dibs to run the food operation he could do the general mowing
Its whats called a business opportunity

Why 20 acres ? A footy pitch is 8500 sq/yds. 20 acres is 96,800 sq/yds. How many pitches are needed ? 10 of varying sizes apparently plus areas to do rountines on that tear up the grass rather that doing them on designated pitches If you want to get an idea do a flyover on google of BRFC.s Brockhall its a lot more spread out than one needs to be but they kept a lot of trees and some existing buildings to like the guest house.

There will likely be strength and conditioning facilities, changing rooms, briefing rooms, catering, car parking. Simpson said they're looking at future proofing. The site needs to big enough not just for the initial facility, but further expansion. They want the 1st team, under 21s, under 18s, 9-16s, and even the ladies side all using the site.

2 acres a pitch, Housing (was talked about ) , Physio, cartering, changing facilities, gym, parking, storage of equipment. 20 Acres quickly gets eaten up .

I.d say you cant have a too big facility but you can definitely end up with a too small one If you buy big to start with and dont use it the only costs are the extra money to fence it and the costs of cutting the grass I.d say in our case a guest house is a must for a varierty of reasons signings to stay in/players to stay over in/ the scholars from away to stay in and youd have a good market on match weekends for fans to stay in it Oh and i.ve heard Gregs asked if he can have a vegetable patch

Nob end took on a great facility at what used to be the Springfields works social club and grounds great facilities but way too small and planning issues over a dome They moved out and their acadamy use it now. They then bought a disused golf course with big plans which included housing and leisure facilities but they hit planning problems with it. They moved to Chorley and a training ground that Bolton sold to Wigan and then they sold it to North End and now theyve realised that its still not big enough There was talk that they would get into bed with Lancashire cricket and share the new complex that theyre building in Farrington but that seems too to have fallen by the wayside. So long term theyre no nearer than we are

£20 Million for Hearts, as they have said it will be built over time . I imaging they will start with a couple of Grass pitches and synthetic.
Along with some changing facilities and catering area.

Ideal world with money no issue, I’d love the multiple pitches. 4g and indoor/dome training- all of which be rented to public to generate revenue. Large gym with pool & rehab facilities. Sell public access to gym (but have club only gym area). Build medical area for physios, yoga, chiropractic, massage, acupuncture etc and rent out these spaces to attract public footfall Hotel/apartments on campus to house players, rent to public etc. restaurant/cafe It becomes a community & sporting asset with lots of public footfall which converts to consistent annual revenue for club

Everything we do going forward should always consider this. Surely there should also be some government/lottery/sport England grants about for funding if it's going to be a joint community facility.

Ive no idea on location - but at a guess id go with somewhere around the Golden Fleece/Durdar/Wreay area? Good transport links with the southern bypass/M6 and plenty of land available. Close enough to be a community asset.

I think we have to realistic here though, we are not a prem club with millions of cash coming in from Sky etc but we should look at a set up we can get some returns on but unlikey the revenue would cover the cost of running the place given the cost of heating/electric and so on. This is however an opportunity to move the club into the 21st century with bang on facilities that players will want to come to and use.
If we get some funds if Jarrad moves in the window or later down the road, this would go some way to paying towards it, with the improvements to the ground ongoing, our new owners will have to cover some big outlays to begin with to build the infrastructure that has been so badly needed for so long, if anyone is capable of doing it, I believe it's them.
As for leasing which has been discussed, there are obvious downsides to this, not least if you are spending millions to put buildings on someone elses land, however with a long lease of a couple of hundred years this would make it more realistic and avoid paying up front to buy land, money that could be used elsewhere in work needed on Project Brunton!
